Stamp Duty
Stamp duties on property purchases are levied by individual Australian states and the rates do vary. In Queensland first home buyers are exempt from paying stamp duty on properties up to the value of $500,000 and there is a significant difference between stamp duty rates for owner-occupier purchasers and investors purchasers. Pool Safety
Since 2010 pool safety certificates have been required when selling or leasing a property with a pool and must be obtained by a licensed pool safety inspector. The Queensland Government operates a database to monitor all registered pools in the state and ensure their safety compliance.

Property sellers can opt to sell a property with no current safety certificate however this must be disclosed to the purchaser as it would become their legal responsibility to obtain a certificate within 90 days of the settlement of the sale.
